Renovation Requirements

Interior
1. Stairways - Enclose the two rear stairways, add automatic fire rated doors at each floor.
2. Fire Separation
a. Existing Floor/Ceiling - Assure that the existing concrete floor/ceiling assembly is 2-hour fire rated, close up abandoned penetrations, and install fire rated devices/materials in remaining/new penetrations.
b. Doors - All doors will need to be replaced with new fire-rated door assemblies.
c. Walls - Upgrade or assure that classroom walls are fire-rated per code. Most are currently masonry wall which should suffice. Masonry glass block door surrounds may need changed, replaced with new fire rated glass block, covered one side, or other approved treatment to achieve code compliance.
3. Safety
a. Smoke detectors* will be required throughout all building areas.
b. A manual fire alarm system* will be required.
c. Exit signs and emergency lighting will be required.
d. No sprinklers* will be required anywhere in the building.
*The cost to install sprinklers vs. enhanced alarm system will be considered. Cost will dictate method used.
4. Accessibility
a. At least one entrance to the building shall be made accessible.
b. Where altering restrooms to accomplish accessible fixtures is technically infeasible, a family or assisted use restroom is permitted.
c. Elevator - An elevator or other means of meeting accessibility compliance will be required. An elevator would serve the needs of the library and other tenants transporting racks, shelve, books, and product. Fundamental requirements:
5. Electrical - Install upgraded electrical system. (Each tenant pays own utilities)
6. HVAC - Install new HVAC system to accommodate individual tenant separation for convenience and billing purposes. (Each tenant pays own utilities)
7. Restrooms - Install code compliant restrooms.
8. Kitchen - Add serving kitchen.
Exterior
1. Walls - Perform masonry cleaning and repointing. Seal parapet caps.
2. Windows – Existing window assemblies need intermediate maintenance upgrades to lengthen life until funds are available for replacement.
3. Parking
a. Provide required accessible parking spaces.
b. An accessible route from the parking to the entrance shall be provided.
